Sweepstakes Official Rules

Effective August 19, 2026

NO PURCHASE OR PAYMENT NECESSARY TO ENTER OR WIN. A PURCHASE OR PROVISION OF MARKETING CONSENT WILL NOT IMPROVE YOUR CHANCES OF WINNING. VOID WHERE PROHIBITED.

  1. Sponsor. SENVISTA LLC, 41 Wheeler Ave. #660863, Arcadia, CA 91066 ("Sponsor").
  2. Eligibility. Open to legal residents of California who are 18 or older at entry. Employees of Sponsor and their immediate family/household are not eligible. Void where prohibited or restricted by law.
  3. Promotion Period. The Promotion runs in monthly entry periods. Each period begins on the first day of the calendar month at 12:00 a.m. and ends on the last day of that month at 11:59 p.m. Pacific Time (each, a "Promotion Period"). The Promotion begins August 1, 2026 and continues each month until the Sponsor ends it by posting notice on this page.
  4. How to enter.
    • (a) At an open house: sign in via the Senvista QR code, tour the home, and complete the anonymous feedback survey. When you finish the survey you will be directed to a separate drawing-entry page, where you provide your email and check the entry box to enter. Your survey answers are anonymous and are not linked to your drawing entry, and entry is not based on what you answer. Entering the drawing does not require agreeing to be contacted for marketing.
    • (b) Free alternate method of entry (AMOE): hand-print your email address on a 3×5 card, together with the statement “I am 18 or older and a California resident,” and mail it to “Open House Giveaway Sweepstakes, 41 Wheeler Ave. #660863, Arcadia, CA 91066,” postmarked within the Promotion Period and received within 7 days after the end of that month. No purchase, open-house visit, or feedback is required. One entry per mailed card; duplicate emails are consolidated to a single entry, the same as online. AMOE entrants have the same chance of winning.
    • Limit: one (1) entry per person per monthly Promotion Period; duplicate entries (e.g., the same email) are consolidated to a single entry.
    • Prize fulfillment: the winner is selected by Sponsor from the drawing entries; Sponsor may share the winner's name and contact with the listing agent solely to deliver the prize. The winner's feedback is never identified.
  5. Prize. An Apple iPad Air 13″. Approximate Retail Value ("ARV"): $749. One (1) prize is available per monthly Promotion Period. Odds of winning depend on the number of eligible entries received.
  6. Winner selection & notification. Each month, one winner is selected in a random drawing held within 7 days after that Promotion Period ends, from all eligible entries for that month. Winner notified by email within 5 days; if a winner does not respond within 5 days or is ineligible, the prize may be forfeited and an alternate selected.
  7. Conditions. Prizes are non-transferable; no cash substitution except at Sponsor's discretion. Winner may be required to sign an affidavit of eligibility and a liability/publicity release where lawful. Taxes are the winner's responsibility; a 1099 may be issued for prizes valued over $600.
  8. Fair play; disqualification. Entries must be submitted by the entrant personally, using accurate information. Sponsor may, in its sole discretion, disqualify any entrant and void any entry it reasonably believes has: submitted false, misleading, or another person's information; entered more than once per Promotion Period, including through multiple or disposable email addresses, aliases, or additional accounts; used any bot, script, macro, automated system, or other method — by any means, whether currently known or later developed — to enter, to enter repeatedly, or to otherwise gain an unfair advantage in the drawing; or tampered with, interfered with, or attempted to disrupt the entry process, the drawing, the Service, or these Rules. Sponsor may also disqualify an entrant who acts in a way that is fraudulent, abusive, or in bad faith toward Sponsor, the listing agent, or another entrant. A disqualified entry is not eligible to win, and any prize awarded on the basis of a disqualified entry may be revoked or its value recovered. Sponsor reserves the right to suspend, modify, or terminate the Promotion if fraud, tampering, or a technical failure compromises its fairness or proper administration. Attempting to defraud Sponsor or undermine the legitimate operation of the Promotion may violate criminal and civil law, and Sponsor reserves the right to seek any remedy available to it.
  9. Privacy. Information collected is used to administer the sweepstakes and per our Privacy Policy. Entering does not, by itself, sign you up for marketing.
  10. Publicity. Except where prohibited, acceptance of a prize constitutes consent to use the winner's name/city/state for promotional purposes without additional compensation.
  11. Limitation of liability. Sponsor is not responsible for lost, late, or misdirected entries or technical failures. By entering, participants release Sponsor from claims arising from the sweepstakes or prize.
  12. Governing law / disputes. These rules are governed by the laws of the State of California; disputes resolved in Los Angeles, California.
  13. Winners list. For the name of the winner(s), send a stamped, self-addressed envelope to 41 Wheeler Ave. #660863, Arcadia, CA 91066 within 30 days after the end of the applicable Promotion Period.
