When a listing just won't move, the standard sentiment report isn't enough. The Rescue Report is a human researcher's deep-dive. A researcher walks the property in person, then digs into the market around it — an independent diagnosis of why a specific listing is stuck, and a concrete plan to get it moving again.
When you'd want one
Most listings that stall don't stall for one reason. Price, presentation, timing, and competing inventory compound — and from the inside, it's almost impossible to tell which one is actually doing the damage. The Rescue Report is for the moment when you've run out of theories and need evidence.

It starts with a walkthrough
Before any of the data work begins, a researcher visits the property in person. Photos and listing copy only tell you what the seller chose to show — walking the home is how you catch the things buyers react to and nobody writes down: the layout that doesn't flow, the smell, the neighbour's yard, the room that photographs far better than it feels.
That means we need access. We coordinate with you directly, and if the home is occupied we'll work around the seller's schedule. Turnaround depends on how quickly we can get in, which is why we don't quote a delivery date until the visit is booked.

After the walkthrough, a researcher assembles the full picture for your specific listing across five areas. Not a template — an actual workup on your property.
Pricing
List price against original list, every reduction and its size, price per square foot measured against the area median, and your premium or discount to the band you're competing in.
Listing performance
Days on market against the area median, showings to date, open-house visitor counts across each event, and how that traffic is trending.
Market conditions
Comparable active and recently sold listings, competing inventory in your price band, months of supply, and the absorption rate telling you how fast that band is actually clearing.
Online presence
Total views, saves and favorites as a percentage of views, photo and marketing quality, and the school and location data buyers see before they ever call you.
Visitor sentiment
Overall impression, interest after touring, the single most common hesitation, and how many visitors flagged price as too high — drawn from your anonymous open-house feedback.
The diagnosis
The forces holding the listing back, ranked by impact. Usually two or three compounding — for example a price premium sitting inside a soft, crowded band while sentiment quietly points elsewhere.
What you actually receive
A written report, delivered as a PDF you can read in ten minutes and forward to your seller without editing. It opens with The Situation — a plain-language summary of where the listing stands. Then The 20+ Data Points, laid out so the numbers speak for themselves. Then Why It's Stuck, which names the compounding forces rather than listing symptoms. It closes with a prioritized action plan: specific, ordered moves across price, presentation, and positioning, with the likely impact of each.
The report is written to be shown, not summarized. When you tell a seller their kitchen is the problem, that's your opinion against theirs. When an outside researcher documents that twelve of sixteen visitors flagged it while the home sits at a 12% premium to the area median, the conversation changes shape.
How it's different from the Dashboard and Playbook
Cost and eligibility
$99 per listing, one time. There's no subscription attached to it and no commitment beyond the single report. It's available in select markets only, and requires an active Dashboard or Playbook subscription — the report leans on your open-house sentiment data, so there needs to be some to lean on.
